Modification of the PGOU of Marbella for the classification as SUNC of a tertiary use sector + Comprehensive Technical Assistance + Building Study
The purpose of the Modification of the PGOU of Marbella is to establish the urban planning of urban land in a vacuum in the city of Marbella, contemplating the implementation of a singular action with productive and commercial uses. All of this is consistent with the objectives set out in the Marbella Strategic Plan in response to the needs of the municipality.
The defined urban planning consists of:
- The classification as a sector of unconsolidated urban land of land classified as undevelopable in the 1986 PGOU of Marbella and so collected in the document of Partial Adaptation to the LOUA of the Plan, for which it is necessary to amend its structural planning.
- The definition, in addition to the determinations corresponding to the structural planning and the mandatory detailed planning, of those corresponding to the optional planning, thus defining the detailed planning of this sector, so it can be considered as ordered, without the need to process development planning after the approval of this document.
The development plan will enable the implementation of large-scale commercial, residential, residential housing and hotel uses on the plots of private land.
In addition to the uses described above, public facilities will be implemented, consisting of plots of land for parks and gardens and equipment, which in addition to providing services in themselves serve to shape the form of the city in the urban void subject to the modification.
The surface area of the sector is 90,000 m2s and the buildable area is 55,000 m2c.
