The state agency paves the way after the developers are going to lower the height of the buildings to a maximum of 11 floors.

Almost 15 years after the great residential project of La Térmica was put on the table, the urban development operation has a clear path to become a reality. And this after the Directorate General of Coasts has approved the “effort” made by the developers to reduce the height of future buildings to a maximum of 11 floors and has decided to lift the objection that had been expressed to date to the project.

This has been confirmed by sources familiar with the initiative, who point out that it is foreseeable that the positive report from the state agency will be sent immediately to the City Council of Malaga, as the competent authority in the urban planning process.

Details of the operation

The current planning authorizes a maximum of 870 dwellings, 273 of which are subsidized. It does not seem, in any case, that the intention of the developers is to reach these numbers, in a clear commitment to increase the surface areas of future apartments.

To these parameters must be added more than 16,826 square meters of roof space for hotel use and another 14,755 meters of roof space for offices. Another 59,524 meters of the sector will be used for green areas; 6,377 meters will be for equipment. Within the latter, a maximum area of 19,366 meters is established for social, administrative and sports services.

The intervention also includes 580 parking spaces on public roads, a minimum of 2,317 parking spaces in the privately owned plots and another 315 under the plots intended for equipment, for a total of 3,212 parking spaces.

The approved planning proposal includes as an external load to the sector the layout and extension of the Pilar Miró boulevard and Villanueva de Algaidas street, so as to connect the Parque Litoral neighborhood with this new centrality and the latter with the future extension of the Poniente promenade. This is in addition to the demolition of the current electrical substation.

Equally relevant is the need to respect the chimney of the old thermal power plant, catalogued as an Asset of Cultural Interest (BIC). To this end, an important public space will be created with a minimum distance of 70 meters to the nearest building.

The approximate cost of the urbanization works and implementation of services in the sector is estimated at 13.8 million euros (VAT not included). A budget to which must be added a series of complementary charges valued at 14.8 million euros, such as the relocation of the electrical substation, the reinforcement or reform of electrical networks and the adaptation of the breakwater of La Térmica, among others.
